WALK-THROUGH CONSULTATIONS

walkthrough consultation

A Walk-Through Consultation is ideal for home buyers faced with urgent purchase situations. This walk-n-talk with a trained eye is not a home inspection, it’s a consultation. It is not intended to replace a home inspection as there will be no written report. Joined by a skilled professional, you will gain more information about the property than you could have obtained on your own.

Some factors to keep in mind:

  • We allow up to 60 minutes at a property for this type of appointment but sellers may limit Showings to shorter time frames — this is beyond our control.
  • Your realtor must schedule the ShowingTime appointment & be present during this walk-through so punctuality by all is especially important given the very tight time frame.
  • We recommend scheduling this as a second appointment once you’ve seen and like the home.
  • Unless a private Showing is scheduled, it’s possible other buyers may overhear details of our conversation.
  • There is not a Standard of Practice to follow with this type of appointment & you recognize we will allocate our time based on the issues identified. We do not guarantee to check a list of particular items as we are never sure how much time we’ll have on site. We aim to cover as much ground as possible in the time allotted.
  • We are looking for “red flags” & will communicate them in real time. We recommend you assign someone to take notes so we can cover as much ground as possible without delays.
  • The only tool we will use on every consultation is a flashlight (no ladders, no diagnostic meters, etc.). This is not to be confused with a home inspection where we would employ those tools and spend 3-4 hours investigating a property.
  • We recommend clients invest in a home inspection with report whenever they have the opportunity. The elaborate report with photos and descriptions of defects, as well as recommendations, will help to set clear expectations on what lies ahead.
  • These appointments are often scheduled same or next day & can’t be booked online; please call our office to schedule (612-440-8466).

“Tom was thorough & knowledgeable; he provided valuable detailed information during our brief home consultation. He & his colleague worked fast to assess as much as possible during a short time frame. He provided education & recommendations to help us (as new buyers) learn more about a prospective new home. We will 100% use this service again and highly recommend! We will undoubtedly hire Tom and his colleagues for a more lengthy inspection as well.”

“Our walkthrough consultation with Todd proved invaluable and I would not hesitate to use them again. Todd was efficient with our time and very knowledgable. And just a good guy! Thanks!”

Mark L., Chanhassen

“When there’s already multiple offers on a home that you love, it becomes difficult to set yourself apart from the rest. Waiving inspection on your offer can certainly help, but blindly choosing this route potentially exposes you to some unexpected financial responsibilities down the road. One of the most effective ways I’ve been able to solve this problem and help my clients win awesome homes in multiple offer scenarios is by leveraging Branch’s Walk-Through Consultation service. This allows my buyer to get insight from a professional on important, big-ticket items of a particular home BEFORE we write an offer.”

Who is responsible for scheduling the Showing appointment?2021-03-15T13:38:16-05:00

Your realtor is responsible for scheduling the ShowingTime appointment and must be present during this walk-through so punctuality by all is especially important given the very tight time frame.

What if I haven’t even seen the house in-person yet?2021-03-15T13:45:53-05:00

Based on our experience conducting these types of appointments, we recommend scheduling a Walk-Through Consultation after you’ve visited the property once and decided you like what you’ve seen.

Can I schedule a walk-through consultation during the seller’s Open House?2021-03-18T10:59:39-05:00

Yes, we are happy to join you at a seller’s Open House (although a private Showing is preferred). It’s very possible other buyers may overhear details of our conversation.

What particular items will you be checking during a walk-through consultation?2021-03-18T10:59:19-05:00

There is not a Standard of Practice to follow with this type of appointment. We do not guarantee to check a list of particular items as we are never sure how much time we’ll have on site. We aim to cover as much ground as possible in the time allotted!

We are looking for “red flags” and will communicate them in real time. We recommend you assign someone to take notes so we can cover as much ground as possible without delays.

Will I receive a written report after my walk-through consultation?2021-03-18T10:59:03-05:00

No. This is a verbal consultation only. We will walk through the home, communicating any “red flags” we see in real time. We recommend you assign someone to take notes so we can cover as much ground as possible without delays.

What tools will you use during the walk-through consultation?2021-03-24T09:39:24-05:00

The only tool we will use is a flashlight (no ladders, no diagnostic meters, etc.). This appointment is not to be confused with a home inspection where we would employ those tools and spend 3-4 hours investigating a property. (Sellers aren’t expecting potential buyers to climb into their attic or remove the electrical panel cover during a Showing; these tasks require permission and are commonly executed during a home inspection.)

Is the walk-through consultation performed instead of a home inspection?2021-03-24T09:40:34-05:00

No, this service is never to be considered a replacement for a home inspection. We strongly encourage all buyers to invest in a home inspection. The elaborate inspection report with photos and descriptions of defects, as well as recommendations, will help set clear expectations on what lies ahead. You’ll be far better equipped to develop an action plan to address issues.
