Branch Property Investigations offers comprehensive 4-point inspections exclusively for insurance purposes. Our inspections cover the four essential systems critical for most insurance assessments.
What’s included in a 4-point inspection?
- Electrical System: Inspection of electrical panels, outlets, wiring, and switches.
- Plumbing System: Inspection of pipes, fixtures, water heaters, and drainage systems.
- HVAC System: Inspection of heating and cooling systems.
- Roofing: Inspection of the roof structure and roof covering. If roof age is desired, you will need to provide a permit record stating the installation date of the roof.
What is the price?
General pricing for a 4-point inspection is typically between $250 – $400, depending on the size of the home. Please call or use our online scheduler for an exact quote. Commercial properties vary significantly; we can provide an estimate once we better understand the size and scope.
Will you provide a letter to my insurance company?
Yes. Our inspector will issue a letter to your insurance company if they find all inspected systems (roof, HVAC, plumbing, and electrical) in acceptable/functional condition and the report contains no issues requiring attention. If issues exist, the inspector will issue a letter of good condition only after the client corrects these items and an on-site reinspection verifies the systems are in acceptable/functional condition.

A four-point insurance inspection is a limited-scope inspection focusing on four key systems: Roof, Electrical, Plumbing, and HVAC (Heating, Ventilation, and Air Conditioning). This type of inspection is often requested by an insurance company prior to authorizing a homeowner’s policy to validate the property’s key systems are in good working order.
A full home inspection is far more comprehensive and evaluates the overall safety and condition of a house, while a 4-point inspection only assesses the four main systems insurers care about.
To determine if a home’s major systems are in good condition and function properly, and don’t pose a high risk for claims due to failure, leaks, or fire hazards.
Typically, a 4-point inspection may be required for homes over 20 years old or when switching insurance providers. Some insurers may require it for newer homes, depending on location and risk factors. Currently, a 4-point inspection is not required by all insurance providers in Minnesota.
You may need to make repairs and have your home reinspected before obtaining insurance. Or, you may wish to seek a specialized insurance provider that is willing to cover older homes.
No. Most insurers require a separate 4-point inspection completed within the last 12 months.
A certified home inspector is typically authorized to perform a 4-point inspection although we advise you check with your insurance company.
Outdated panels (Federal Pacific, Zinsco), aluminum wiring, cloth wiring, double-tapped breakers, or ungrounded systems.
If your home has outdated wiring, some insurance carriers may still provide coverage but will require an upgrade, while others allow coverage if you install circuit breakers, pigtailed copper connectors, or other mitigation measures.
Polybutylene pipes, leaks, corrosion, outdated water heaters, or improper connections may cause a property to fail a 4-point inspection. Additionally, insurance companies may require water heaters to be under 15 years old and properly installed with a pressure relief valve and drain pan.
